SuperGeo Real Estate Information System

Taiwan-based SuperGeo Technologies recently developed a new application for a local university using its SuperWebGIS and SuperPad development tools. The university says that the price determined by this new system is likely to be closer to the market price paid by purchasers than the price generated by the current system, which relies on the selective judgement of field appraisers.

Calculating the value of real estate is an important issue. But appraisers tend to be subjective, hence there can be great differences between different valuations of the same property. The university was after a system that would make it easier to generate objective appraisals of properties.

It was developed for the Department of Civil Engineering at Vanung University. This is the only school in Taiwan that combines professional courses in real estate management and investment with civil engineering technology. It works by combining GIS and appraisal procedures.

We used SuperWebGIS to develop a web-enabled desktop application, and SuperPad to develop the version for disconnected users, working on PDAs in the field. SuperWebGIS is a platform that distributes maps and services on the Internet, develops map services, builds websites, and performs map communication services.

SuperPad is a set of mobile GIS software. Through a hand-held device such as a PDA, users can draw maps, navigate via GPS, collect imagery data, and quickly perform all sorts of field data collection.

The application contains three sub-systems: real estate information circulation, application, and management. Users can browse properties for sale, perform map positioning, review similar sales within the last three years, and then derive an estimate of value.

The Field Survey Inquiry System can operate in connected or stand alone mode. In the Field Survey Internet Inquiry System, users can inquire, edit, and evaluate real estate data from the real estate information system. This system also allows users to search for property for sale by street intersection, major landmark or co-ordinate, and also helps users appraise the properties.

In the Field Survey System, surveyors in the field can use a GPS-equipped PDA to browse and edit real estate information that has been downloaded onto the PDA in the office.

The system successfully assists users in Vanung University to appraise real estate more easily and accurately. It provides a convenient platform not only for the faculty and students in the department, but also for real estate staff and appraisers.
